Another part of this market is giving buyers more room to negotiate

Most of the north San Antonio and Hill Country edge market is in decent shape right now. Homes are selling. Prices are mostly holding. But one part of this corridor tells a different story, and if your home is there, it changes what you should do next.

These numbers cover the three months ending July 31, 2026. As of October 4, 2026, that is the most complete picture we have.

The big picture: 744 homes sold across six ZIP codes

The Real Estate Data Aggregator counted 744 homes sold across ZIPs 78015, 78261, 78260, 78258, 78256, and 78070 combined. That is up 7.1% from the same three months in 2025. More homes sold, fewer were listed. That is generally a healthy sign. But the combined number hides a real split.

One ZIP code is moving much slower than the rest

ZIP 78070, the Spring Branch and Canyon Lake edge area, is the outlier. The Real Estate Data Aggregator shows 8.9 months of supply there. That is more than double what most of the other ZIPs in this group carry. Median days on market sat at 79 days. And only 10% of homes went under contract within two weeks of listing, down 10.3 points from a year ago.

For context, the National Association of Realtors put the national months of supply at 4.9 months in August 2026. ZIP 78070 is nearly double that. Sellers there are waiting longer, and buyers have more homes to compare before making a move.

The median sale price in 78070 came in at $420,000, down 25.7% from a year ago according to the Real Estate Data Aggregator. That is a big shift. It does not mean every home lost value. It more likely reflects a change in which homes sold. But it is a number sellers in that area need to understand before they pick a price.

How the ZIP codes compare

The faster end: 78015 and 78258

On the other end of the range, ZIP 78258 near Stone Oak is moving well. The Real Estate Data Aggregator shows a median of 38 days on market and 36.2% of homes going under contract within two weeks. That is the strongest quick-sale rate in this group. The median sale price came in at $553,250, though that is down 1.7% from a year ago.

ZIP 78015, covering parts of Boerne and the far northwest corridor, also held up. Median sale price reached $620,000, up 6.9% year over year. Median days on market was 45. Nearly 3 in 10 homes went under contract within two weeks. The Real Estate Data Aggregator counted 129 homes sold there, up 8.4% from the same period last year.

ZIP 78256 is worth watching too

ZIP 78256, the Westover Hills and Leon Springs area, is not as slow as 78070, but it is not moving fast either. The Real Estate Data Aggregator shows 6.8 months of supply, up 3.3 months from a year ago. Homes for sale jumped 50% compared to last year. Only 23 homes sold in the three months ending July 31, down 23.3% from the year before. Median days on market was 79 days, 44 days longer than a year ago.

That said, the median sale price in 78256 was $611,990. Sellers there are still getting 97.4% of their list price on average. So it is not a distressed market. It is a patient one.

What San Antonio sellers are doing citywide

Redfin reported that 26.8% of San Antonio home sellers cut their asking price in the four weeks ending September 20, 2026. That is nearly 3 in 10 sellers adjusting their price after listing. For comparison, Redfin put the same figure at 26.6% in Dallas and 26.1% in Austin during the same stretch. San Antonio is not alone in this, but it is not immune either.

That number matters most in the slower ZIPs. If you are listing in 78070 or 78256 right now, pricing right from the start is more important than it was a year ago.

Mortgage rates are still a factor for buyers

Freddie Mac put the average 30-year fixed rate at 7.28% as of October 1, 2026. The 15-year averaged 6.60%. Those rates affect what buyers can afford, and they affect how long homes sit before a buyer commits. In a slower ZIP like 78070, that matters even more.

What this means if you are selling

If your home is in 78015 or 78258, the market is working reasonably well. Price it carefully and it will likely move. If your home is in 78070 or 78256, patience is part of the plan. More competition, longer waits, and buyers who know they have options. That does not mean you cannot sell. It means the price and the presentation need to be sharper.

What this means if you are buying

In 78070, you have time. With 8.9 months of supply and a median of 79 days on market, you can look at several homes without losing them overnight. That is a real shift from a year ago, when that same ZIP had 10.3 percentage points more homes going under contract quickly. Take your time and compare carefully.

  1. Most of this north San Antonio corridor is steady.
  2. ZIP 78015 and 78258 are the strongest.
  3. ZIP 78070 has the most inventory and the slowest pace, which gives buyers more room and asks sellers to be more strategic.
  4. ZIP 78256 is somewhere in between.
  5. One street can read very differently from the whole ZIP code average.
