North SA Core is still moving, but each part is moving a little differently
Broad national headlines can make North SA Core sound like a tough place to sell right now. Redfin reported that U.S. sellers outnumbered buyers by 62.6% in September. That is a real number. But it is not your number.
The Real Estate Data Aggregator counted 437 homes sold across North SA Core in the three months ending August 31, 2026. That is up 3.6% from the same three months in 2025. Homes are moving. The question is which part of the market you are in.
Those are solid area-wide numbers. But the story changes a lot depending on which ZIP code you call home. Let me walk you through each one.
78248: The tightest market in North SA Core
The Real Estate Data Aggregator counted 67 homes sold in 78248 in the three months ending August 31, 2026. That is up 34% from a year before. Supply sits at just 3.2 months, down a full month from last year. Homes are selling in a median of 39 days, and sellers are getting 98.3% of their list price. Nearly 1 in 8 homes sold above list. The median sale price came in at $600,000, up 6.7%.
78023: Strong price growth, faster sales
78023 had the biggest price jump of any ZIP in this group. The Real Estate Data Aggregator put the median sale price at $483,000 in the three months ending August 31, 2026, up 9.8% from a year before. Homes are selling in a median of 40 days, 13 days faster than last year. More than 1 in 3 homes went under contract within two weeks of listing, up 12 points year over year. Supply dropped to 3.5 months.
78232: The most active ZIP, and buyers are moving fast
78232 had the most homes sold of any ZIP here. The Real Estate Data Aggregator counted 112 sales in the three months ending August 31, 2026, up 16.7% from a year before. More than a third of homes went under contract within two weeks of listing, up 11.2 points year over year. That is the highest quick-contract rate in North SA Core. The median sale price did dip to $382,500, down 6.1%, so pricing still matters. But the pace of sales is picking up.
78259: Prices held, but fewer homes are selling
78259 is a steadier story. The Real Estate Data Aggregator put the median sale price at $430,000, up 2.4% from a year before. Homes are selling 8 days faster than last year, with a median of 39 days on market. The honest part: only 77 homes sold, down 25.2%. Fewer homes are changing hands here, even though prices are holding. Supply is at 4.2 months.
78231: Prices up, but homes are taking longer
78231 is a smaller market, with just 28 homes sold in the three months ending August 31, 2026, according to the Real Estate Data Aggregator. The median sale price rose 5% to $453,707. That is good news for owners. The harder truth: homes took a median of 44 days to sell, 26 days longer than a year before. The share of homes going under contract within two weeks fell 27.5 points to 20.7%. Buyers are still buying, but they are taking their time.
78255: More homes, lower prices, longer waits
78255 tells the most mixed story of the six. The Real Estate Data Aggregator counted 70 homes sold, up 18.6% from a year before. But the median sale price fell 7.5% to $573,750. Homes are sitting a median of 68 days before selling, 8 days longer than last year. Supply holds at 5.7 months, the highest in North SA Core. The bright spot: 15.7% of homes sold above list price, up 7.2 points. Some well-priced homes are getting real competition.
