Pending sales are up across this market even with rates at 7.28%
Here is the one thing worth knowing right now. Freddie Mac put the 30-year fixed rate at 7.28% as of October 1, 2026. That is a real payment. And yet the Real Estate Data Aggregator counted 1,575 pending sales across ZIP codes 78006, 78132, 78130, 78133, 78257 and 78163 in the three months ending July 31, 2026. That is up 7.8% from the same three months a year before. People are still buying. Pricing and timing still matter a lot, but demand is real.
Fewer homes are hitting the market. The Real Estate Data Aggregator counted 2,000 new listings across these six ZIP codes in the three months ending July 31, 2026, down 4.1% from a year before. At the same time, homes for sale fell 5.5% to 2,706. Less supply coming in, and buyers still writing contracts. That combination matters if you are thinking about pricing your home.
How each ZIP code looked
Not every area moved the same way. Here is what the Real Estate Data Aggregator counted in each ZIP code for the three months ending July 31, 2026.
ZIP 78257: the fastest mover in the group
ZIP 78257, which covers the Shavano Park and Sonterra area of San Antonio, stood out. The Real Estate Data Aggregator counted a median of just 46 days on market there, 23 days shorter than a year before. Pending sales jumped 33.3% to 56. Nearly 4 in 10 homes, 39.3% to be exact, went under contract within two weeks of listing, up 17.9 points from a year ago. The median sale price rose 5.2% to $894,000. That is the one ZIP in this group where prices went up and homes moved faster.
ZIP 78006: Boerne area, more sales and faster contracts
In ZIP 78006, which covers Boerne and the surrounding Hill Country, the Real Estate Data Aggregator counted 288 homes sold in the three months ending July 31, 2026. That is up 14.7% from a year before. Pending sales rose 25.7% to 298. Nearly 1 in 5 homes, 19.8%, went under contract within two weeks of listing. The median sale price did dip 4.5% to $582,450. More homes are selling, and they are selling faster, but sellers are accepting a little less than they did a year ago.
ZIP 78130: New Braunfels, the highest volume in the group
ZIP 78130 covers much of New Braunfels and had the most activity of any ZIP here. The Real Estate Data Aggregator counted 642 homes sold and 668 pending sales in the three months ending July 31, 2026. Sales were up 8.3% and pending sales up 9.3% from a year before. The median sale price fell 5.2% to $309,930, so buyers are finding more room to negotiate. Days on market came in at 81, six days longer than a year ago. Supply is tightening, down just 0.2%, while sales keep rising.
ZIP 78163: Bulverde, prices up but fewer homes changing hands
ZIP 78163, which covers the Bulverde area, had the biggest price move in this group. The Real Estate Data Aggregator counted a median sale price of $508,750, up 27.2% from a year before. That said, homes sold fell 20.5% to 124, and pending sales dipped 6.3% to 134. Months of supply ticked up 1.1 months to 5.5. The homes that did sell moved in a median of 57 days, three days faster than a year ago. And 28.4% went under contract within two weeks, up 8.1 points. A smaller pool of homes sold, but the ones priced right moved quickly.
ZIP 78132: Canyon Lake area, taking a little longer
ZIP 78132, which covers Canyon Lake and parts of the Hill Country, saw the longest days on market in this group. The Real Estate Data Aggregator counted a median of 91 days, 28 days longer than a year before. Homes sold fell 7% to 278. Pending sales dipped 3.7% to 285. The median sale price was $537,700, down 2.2%. The sale to list ratio held at 97.6%, up 0.5 points, which tells you sellers who priced well still closed close to their ask. Inventory fell 15.6%, so there is less to choose from even as homes are sitting a little longer.
ZIP 78133: Canyon City area, supply is high but improving
ZIP 78133, which covers Canyon City and the area around it, had the highest months of supply in this group. The Real Estate Data Aggregator counted 11.8 months of supply in the three months ending July 31, 2026. That is a lot. The good news is it dropped 1.9 months from a year before. Homes sold rose 5.9% to 107. Pending sales edged up 1.5% to 134. The median sale price was $395,000, down just 1.3%. Days on market improved too, coming in at 89 days, 14 days shorter than a year before. It is a slower market here, but it is moving in the right direction.
What the wider picture says
This market is not alone in dealing with higher rates. Freddie Mac reported the 15-year fixed rate at 6.60% as of October 1, 2026. The National Association of Realtors reported that existing-home sales fell 2.0% in August 2026 nationally, though they are still up 1.6% year to date through the first eight months of the year. Realtor.com reported that 20.8% of listings nationally had price cuts in September, the highest share in four years. So price cuts are common across the country right now. Here, the data tells a more mixed story. Some ZIPs saw prices rise. Others dipped. Most saw more buyers writing contracts than a year ago.
