Freddie Mac put the 30-year fixed rate at 7.40% as of October 15, 2026. That is a three-year high. A lot of people expected that number to slow things down here. It did not.

The Real Estate Data Aggregator counted 1,435 homes sold across ZIP codes 78006, 78132, 78130, 78133, 78257, and 78163 in the three months ending August 31, 2026. That is up 6.3% from the same three months in 2025. Pending sales rose 2% in the same period. Serious buyers are still moving.

Nationally, the National Association of Realtors reported existing-home sales rose 1.5% in September 2026, reaching 3.99 million. That lines up with what the Real Estate Data Aggregator is showing here. The market did not freeze. It adjusted.

Realtor.com noted that 20.8% of listings nationwide had a price cut in September 2026. That is the highest share since October 2022. So pricing still matters. A home priced right is selling. One priced too high is sitting.

How each ZIP code is doing

Not every corner of this market looks the same. Here is what the Real Estate Data Aggregator counted in each ZIP code for the three months ending August 31, 2026.

The ZIP codes moving fastest

ZIP 78257 stood out on speed. The Real Estate Data Aggregator put the median days on market there at 47 days, 37 days shorter than a year before. Nearly 3 in 10 homes there, 29.2%, went under contract within two weeks of listing. The median sale price rose 5.5% to $910,000.

ZIP 78163 also moved quickly. The Real Estate Data Aggregator counted a median of 55 days on market, 6 days shorter than a year before. The median sale price jumped 16.8% to $495,000. And 13.1% of homes there sold above list price, up 5.6 points from last year.

Where sales volume grew the most

ZIP 78006 saw the biggest jump in sales. The Real Estate Data Aggregator counted 284 homes sold there, up 30.9% from a year before. Pending sales in 78006 rose 19.7%, and the share of homes going under contract within two weeks climbed 4.1 points to 21.3%. The median price dipped 6.4% to $593,995, which may be part of why more homes are moving.

ZIP 78133 also saw strong sales growth, up 18.7% to 127 homes sold. Supply there dropped 2.7 months to 9.6 months. That is still the highest supply of any ZIP code here, so it takes patience. But the direction is improving.

Prices: a mixed picture, and that is okay

Some prices dipped. The Real Estate Data Aggregator showed the median sale price in 78006 down 6.4%, in 78130 down 4.2%, and in 78133 down 2.7%. That is not a collapse. It is the market finding its level after rates moved up.

On the other hand, 78163 was up 16.8% and 78257 was up 5.5%. Two ZIP codes with higher prices and faster sales. That shows the market is not moving in one direction everywhere.

What this means if you are thinking about selling

Buyers are out there. The Real Estate Data Aggregator counted 1,507 pending sales across these six ZIP codes in the three months ending August 31, 2026. That is not a quiet market.

But Realtor.com found that nearly 21% of listings nationally had a price cut in September 2026. Overpriced homes are sitting. Well-priced homes are moving. The Real Estate Data Aggregator showed the average sale price was 97.5% to 98% of list price across most ZIP codes here. That means list price matters a lot.

Supply across these six ZIP codes dropped 2.9% from a year before, according to the Real Estate Data Aggregator. Fewer homes competing for the same buyers. That is a reasonable position to sell from, if the price is right.

One last thing worth saying. These numbers cover whole ZIP codes. One street, one neighborhood, even one block can read very differently from the ZIP code average. The only way to know where your home sits is to look at what is actually selling near you.
