This market is moving more homes with slightly less inventory
Here is the number that matters most right now. The Real Estate Data Aggregator counted 1,435 homes sold across ZIP codes 78006, 78132, 78130, 78133, 78257, and 78163 in the three months ending August 31, 2026. That is up 6.3% from the same three months in 2025. At the same time, the number of homes for sale fell 2.9% to 2,640. More sales, less inventory. That combination tells you buyers are still active, and well-priced homes are still moving.
The National Association of Realtors put U.S. months of supply at 4.9 months, the highest level in over ten years. That is the national picture. This local market sits right in that same range, depending on which ZIP code you are in. Some neighborhoods are tighter. Some have more room. That gap matters a lot if you are pricing a home.
Rates are not helping buyers stretch their budgets. Freddie Mac put the 30-year fixed rate at 7.40% as of October 8, 2026. A year ago, Realtor.com reported that same rate at 6.30%. That one-point difference changes what a buyer can afford. It also means sellers who price realistically tend to find a buyer faster than those who test the top of the range.
How each ZIP code looked
Not every corner of this market moved the same way. Here is what the Real Estate Data Aggregator counted for each ZIP code in the three months ending August 31, 2026.

The ZIP codes where homes moved fastest

ZIP 78257 stood out. The Real Estate Data Aggregator showed a median of just 47 days on market there, 37 days shorter than the same period in 2025. The median sale price rose to $910,000, up 5.5% year over year. Nearly 3 in 10 homes there went under contract within two weeks of listing, up 7 points from a year ago. That is a notably tighter pocket inside an otherwise balanced market.
ZIP 78163 also showed some strength. The Real Estate Data Aggregator put the median sale price at $495,000, up 16.8% from a year ago. About 1 in 5 homes went under contract within two weeks. That said, pending sales fell 14.7% and months of supply ticked up 0.7 months. So the price gains are real, but the pace of new deals has softened a little.
ZIP 78133 tells a different story. The Real Estate Data Aggregator counted 9.6 months of supply there, the highest of any ZIP in this group. Prices dipped 2.7% year over year. Homes that did sell took a median of 102 days. The good news: months of supply fell 2.7 months from a year ago, and sales rose 18.7%. Things are moving in the right direction, just slowly.
What about price cuts?
Nationally, Realtor.com reported that 20.8% of listings had a price reduction in September 2026, the highest share since October 2022. That is not a local number, but it is worth knowing. When more than 1 in 5 sellers across the country are cutting prices, it signals that buyers have choices and are not rushing. Pricing right from the start matters more than ever.
In this local market, sale-to-list ratios held up well. ZIP 78130 came in at 98%, up 1.5 points from a year ago. ZIPs 78006 and 78132 both landed at 97.5%. Sellers here are getting close to their asking price when they price realistically. The gap between list and sale is small, but it does exist.
Homes that went under contract fast
Some homes are still finding buyers quickly. The Real Estate Data Aggregator tracked the share of homes that went under contract within two weeks of listing. ZIP 78257 led the group at 29.2%, up 7 points from a year ago. ZIP 78006 was next at 21.3%, up 4.1 points. These are not the norm, but they show that well-prepared, well-priced homes can still move fast in the right ZIP code.

The bigger picture for buyers
Freddie Mac put the 15-year fixed rate at 6.73% as of October 8, 2026. That is the option buyers with more equity sometimes use to lower their total interest cost. Either way, rates are meaningfully higher than they were a year ago. That shapes what buyers can offer, and it shapes how sellers need to think about their price.
The National Association of Realtors reported that existing-home sales fell 2.0% month over month in August 2026. Year to date through the first eight months of 2026, they are up 1.6%. So nationally, the market is holding on, but just barely. This local market is doing a little better than that, with the Real Estate Data Aggregator showing a 6.3% gain in homes sold year over year.
- More homes sold here than a year ago.
- Inventory is a little tighter.
- Prices are mixed by ZIP code, some up, some down a little.
- Homes that are priced well and prepared well are still closing.
- The ones that are not are sitting longer.
- Good prep and a realistic price are the two things you can actually control right now.
One more thing worth saying plainly. The numbers above cover whole ZIP codes. One street, one subdivision, or one price range inside a ZIP can read very differently from the overall picture.
